Is There a Best Month to Buy or Sell an HDB Flat?
Calendar-month patterns in HDB resale volume and price, averaged over nine full years.
Key finding
No month stands out as the time to buy or sell. The one clear calendar pattern is in activity, not price: sales dip around Chinese New Year and peak from June to August. The price drift through the year is small and mostly reflects the market trending up within each year, not a seasonal discount.

What is actually seasonal
- February is the quietest month — about 18% below an average month — as Chinese New Year pauses viewings and paperwork.
- June to August is the busiest stretch, July running about 17% above average — school holidays, mid-year bonuses, and families timing a move between school years.
- Year-end holds up on price but activity tapers through December.
What it means
- Do not build the decision around the month. A 2% calendar swing is dwarfed by the roughly 6% a year the market has moved, and by getting the town, floor and lease right.
- As a buyer, the mid-year peak means more listings and more choice — but also more competing buyers.
- As a seller, listing into the June–August volume means more viewings, against more competing units. The month you complete matters far less than the market you are selling into.
