Singapore's Strata Housing: When It Was Built, and How Big the Developments Are

Every active strata-titled development in Singapore — condos, walk-up apartments and strata commercial — by the decade its strata title formed and the number of units it holds.

Key finding

There are about 3,800 active strata-titled developments in Singapore, holding roughly 493,000 units. 55% of them have fewer than 50 units — but those small blocks hold just 8% of the homes. The 14% with 300 units or more hold 62%.

What changed

  • Through the 1970s–90s, roughly three in four new strata developments were small — under 50 units, the classic walk-up apartment block.
  • From the 2000s the large condominium took over. In the 2010s, 254 developments of 300+ units formed; in the 2020s so far, those (96) nearly match the small ones (102).
  • The largest active developments — Treasure at Tampines (2,203 units), Normanton Park (1,890), D'Leedon (1,703) — are all recent, large-site condos.

What it means for a buyer

  • "A condo" spans a 30-unit freehold walk-up and a 2,000-unit township. They are different products: the large one has full facilities and spreads maintenance across more owners; the small one offers exclusivity and a quieter AGM.
  • In a mega-development, dozens of near-identical units can be on the market at once — deeper price discovery, but more competition when you sell.
  • Older small blocks are also the collective-sale candidates — a different risk and opportunity profile from a new 1,500-unit project that will not be redeveloped for decades.
