HDB Housing Grants for Resale Buyers
The CPF Housing Grant, the Enhanced CPF Housing Grant and the Proximity Housing Grant — who qualifies, how much, and the income ceilings.
The three resale grants

Singles buying a resale flat get roughly half: CPF Housing Grant (Singles) up to $40,000, EHG (Singles) up to $60,000, PHG $15,000 / $10,000. Singles income ceiling for the CPF Housing Grant is $7,000; EHG (Singles) $4,500.
How they stack
A first-timer family can receive up to $230,000 in total on a resale flat.
- CPF Housing Grant up to $80,000 + EHG up to $120,000 + PHG up to $30,000 = up to $230,000.
- Grants are paid into your CPF Ordinary Account and go towards the purchase — they are not cash.
- If you sell later, grant amounts are treated like CPF used: refunded to your CPF with accrued interest.
Common eligibility conditions
Each grant has its own rules; these are the ones that trip people up.
- At least one applicant is a Singapore Citizen (the Family Grant and PHG need this; EHG needs a citizen too).
- First-timer status — neither applicant has taken two or more housing subsidies.
- EHG also needs at least one applicant in continuous employment for the 12 months before the application, still working at the time of application.
- The flat has enough lease to cover the youngest applicant to age 95, or the EHG is pro-rated.
- For the PHG, the parents or child must live in the same flat (to live with) or within 4km (to live near), and stay for a period after you move in.
