EC income ceiling raised to $18,000; BTO ceiling to $16,000
Announced at the National Day Rally on 23 August 2026. The change widens who can buy subsidised housing — but the grant income ceilings are separate and did not move.

The new EC ceiling applies to EC sites whose land-sale tender closes on or after 24 Aug 2026; earlier EC launches keep the $16,000 ceiling. The BTO ceiling applies to HFE letter applications from 24 Aug 2026.
Who this helps
Dual-income couples who were just over $16,000 and had been priced out of a new EC.
Couples earning $14,000–$16,000 who could previously only buy resale, not a BTO flat.
Singles earning $7,000–$8,000, now inside the BTO ceiling.
