Additional Buyer's Stamp Duty (ABSD)
ABSD is an extra duty on residential property, on top of BSD, set by the buyer's profile and the number of homes they will own.

Key points
- On the price or valuation, whichever is higher — same base as BSD.
- For a joint purchase, the highest applicable rate among all buyers applies to the whole price.
- A married couple with at least one citizen spouse can be remitted to the citizen rate on a first home, or reclaim ABSD on a replacement home sold within six months.

Do US citizens pay ABSD?
No, not on a first residential property. Under the free trade agreement, US citizens — and nationals and PRs of Norway, Switzerland, Liechtenstein and Iceland — get the same treatment as Singapore Citizens.
Can ABSD be refunded?
A married couple with a Singapore Citizen spouse can reclaim ABSD paid on a replacement matrimonial home if they sell their previous home within six months of the purchase or the TOP date and meet IRAS's conditions.
