Minimum Occupation Period (MOP)
The MOP is the period you must physically occupy an HDB flat before you can sell it or buy private property — normally five years.
What you cannot do during the MOP
- Sell the flat on the open market.
- Rent out the whole flat (renting spare bedrooms is allowed).
- Buy private residential property, in Singapore or overseas.
- Invest in a non-residential property under a company you have an interest in.
How long the MOP is

The MOP counts from the date you collect the keys, and excludes any period you did not live in the flat.
Frequently asked questions
How long is the HDB MOP?
Five years for most flats, counted from key collection. Prime Location Housing flats have a 10-year MOP. Time you did not physically live in the flat does not count towards it.
Can I buy a condo before my MOP is up?
No. You cannot buy any private residential property, locally or overseas, until your HDB flat has met its Minimum Occupation Period.
Can I rent out my HDB flat during the MOP?
You can rent out spare bedrooms, but not the whole flat. Renting out the entire flat is only allowed after the MOP.
