SSD applies to residential property sold within the holding period. Rates for a purchase on or after 4 Jul 2025: 16 / 12 / 8 / 4 % over four years. For a purchase from 11 Mar 2017 to 3 Jul 2025: 12 / 8 / 4 % over three years. HDB flats are not subject to SSD. IRAS rounds SSD down to the nearest dollar. Rates as of 2025-07-04.

How much is Seller's Stamp Duty in Singapore?

For private residential property bought on or after 4 July 2025: 16% of the sale price if sold within 1 year, 12% within 2 years, 8% within 3 years, 4% within 4 years, and nil after that. For a purchase from 11 March 2017 to 3 July 2025: 12%, 8%, 4% over three years, nil after.

Do HDB flats pay SSD?

No. HDB flats are never subject to Seller's Stamp Duty. The Minimum Occupation Period (MOP) is what restricts when an HDB flat can be sold.

Who pays SSD — the buyer or the seller?

The seller. It is deducted from the sale proceeds at completion, and IRAS rounds it down to the nearest dollar.

What counts as the holding period?

The time between the date you acquired the property (usually the Option date or the date the S&P was signed) and the date you sell. SSD is charged on the higher of the sale price or the market value.
