How is Buyer's Stamp Duty calculated in Singapore?

BSD is tiered on the higher of the purchase price or the market valuation: 1% on the first S$180,000, 2% on the next S$180,000, 3% on the next S$640,000, 4% on the next S$500,000, 5% on the next S$1,500,000, and 6% on the amount above S$3,000,000. Each rate applies only to the portion of the price within that band.

Is BSD the same as ABSD?

No. BSD is paid on every property purchase regardless of who you are. Additional Buyer's Stamp Duty (ABSD) is a separate, additional duty that depends on your citizenship or entity status and how many residential properties you will own.

When is BSD payable?

Within 14 days of signing the Option to Purchase or the Sale & Purchase Agreement in Singapore (or within 30 days if the document is signed overseas). It can be paid in cash or, on a reimbursement basis, from CPF.

What are the current BSD rates?

The rates above have been in force for residential property since 15 February 2023. Non-residential property tops out at 5% instead of 6%. Always confirm on the IRAS website.
